Nine Fifty-Six is an outstanding example of both green building and a “healthy home.” It was designed by Bruce Millard who founded the Studio of Sustainable Design in Sandpoint Idaho. And the residence was then built by George Weaver of Alpha and Omega Construction, completed in 2009. The residence stands on a 5.77-acre mountain view lot ten minutes from downtown Sandpoint, Idaho.
The residence has been designed for very comfortable single-floor living and for gracious entertaining. It includes a gathering space adjacent to the entry, a temperature and humidity controlled wine cellar, a double-sided fireplace serving both the gathering and dining areas, and extensive terraces surrounding the pool, spa, and firepit areas.

The residence features 12-inch thick exterior walls that use insulated RASTRA concrete forms, fabricated custom for this home in Arizona. These create both insulated thermal mass but excellent sound isolation as well. The exterior walls were finished with traditional three-coat stucco (minimum five-eight’s inch thick) on the outside, and genuine Venetian plaster on the interior. All of the stone, both interior and exterior, is natural.
The windows and patio doors are dual-pane, gas-filled Anderson products. Many pairs of adjoining corner windows are a Bruce Millard signature design feature. The roofing system is comprised of 12-inch SIPS (structurally insulated panels) and a 50-year rated architectural, composition shingle. The soffits are rough sawn, tongue and groove cedar. And the rain gutters are heat taped and thermostatically controlled.
The residence stands on a 5.77-acre mountainside lot on Carr Creek Road. It is sited for maximum sun exposure in winter and to pull in the mountain view from nearly all the living spaces.
The grounds immediately surrounding have been professionally landscaped with dozens of specimen plantings including multiple Japanese Maple, Weeping Atlas Cedar. The landscape is mature, and the produce of more than a decade of careful cultivation.
The forest cover is mature and healthy throughout the property. And the residence is completely screened from the road below it by the mature forest.
The residence offers 3,200 square feet of interior living space, nearly all of it on the main level. Main level floors are black walnut hardwood engineered for radiant floor heating, which the property provides throughout the main level. The interior walls are a hand-troweled plaster throughout. Casework and trim is Knotty Alder to compliment the cabinetry and doors throughout which are Knotty Hickory. Architectural hardware throughout the residence is solid brass manufactured by Emtek.
The kitchen features appliances by Bosch, Miele, and Décor, chosen for high-function luxury rather than as a brand package. The kitchen also includes two hammered copper sinks, and granite countertops.
The property offers three fireplaces including gas-fired fireplaces in both the gathering / dining area and the primary bedroom plus a wood burning fireplace in the family living room.
The property is supported by a 1,000 gallon in-ground propane tank which fuels a 48KW / 200 AMP backup generator, sufficient to maintain all of the house systems in event of a power outage. Water is sourced from the property’s private well which produces six gallons permit and a static water level of sixty feet. The on-site septic system includes a 1,500 tank and over 677 square feet of drain field. It is sized to support a 3,500 square foot dwelling with four bedrooms. The primary heating source is zoned radiant floor heating supported by propane boiler. Cooling is provided by multiple split systems throughout both levels. The cooling systems have been used only rarely due to the exceptionally insulation and thermal mass of the residence.
The residence features a thirty-six by eighteen foot, inground primary swimming pool set into the rear entertaining terraces. It also offers an eight by eight foot inground spa adjacent to the primary bedroom. The systems for the pool and spa are separate enabling long-season use of the spa while the pool is winterized. Both the pool and spa have both motorized in-season covers and winter covers, eliminating the need for winter emptying of either.
In addition to the three car oversized garage attached to the residence, an additional fourth garage space is provided by a detached garage. Pump, heating, and filtering equipment for the primary swimming pool is housed in a detached equipment house.
